In the interest of full transparency and in accordance with our obligations under the Estate Agents Act 1979 and associated regulations, Rampton Baseley is required to disclose all referral arrangements from which we may receive a financial benefit.
The following document sets out the referral fees and arrangements currently in place. These relationships do not affect the quality of advice or service you receive, and you are under no obligation to use any of the third-party services listed below.

We may refer clients to Trinity Financial, an independent mortgage broker. Where a referral results in a completed transaction, Rampton Baseley receives a referral fee equivalent to 25% of the net amount received by Trinity Financial in connection with that referral.
You are under no obligation to use Trinity Financial. You are free to seek mortgage advice from any broker or lender of your choosing.
We offer rental insurance products provided through Goodlord. The premium you are quoted includes a mark-up of 20% plus VAT added to the base annual insurance amount. This mark-up represents income received by Rampton Baseley.
You are free to obtain rental insurance from any provider. Taking this insurance is not a condition of entering into a tenancy agreement.
Where we refer clients to ARP Interiors for property staging services and a contract is entered into, Rampton Baseley receives a referral fee of 10% of ARP Interiors' staging fee for that instruction.
You are under no obligation to use ARP Interiors, and the decision to stage a property is entirely at your discretion.
We use Just Move In, a specialist third-party service provider, to assist with the transfer of utility accounts into the correct names at the commencement and conclusion of a tenancy.
Rampton Baseley does not receive any fee from Just Move In for the utility transfer administration process itself. However, if tenants choose to engage Just Move In to set up new utility accounts, we may receive a fee of up to £30 (inc. VAT) per service taken.
Use of Just Move In for the setting up of new accounts is entirely optional and voluntary.
Where Rampton Baseley arranges or recommends trade contractors to carry out works or maintenance on a property, we may receive a referral fee from those contractors.
The referral fee is calculated at 12% of the gross invoice amount (inclusive of VAT). This fee is paid by the contractor and is not an additional charge to you.
You are free to source your own contractors for any works required. We endeavour to recommend only reputable and competent tradespeople regardless of any financial arrangement in place.
Rampton Baseley has a referral arrangement with Blue Label, a furniture retailer. Clients referred by Rampton Baseley are entitled to a 25% discount off all Blue Label website prices by quoting the code RB26 at the point of purchase.
Each purchase made using the RB26 code is linked to the purchasing client. Blue Label (via Molly or Amy) will liaise with the Rampton Baseley Sales Manager to identify which team member introduced that client. A furniture credit is then allocated to that individual as follows:

A client purchases £50,000 of Blue Label furniture using code RB26. The relevant team member would be allocated a credit of £5,000 during the introductory period (10%), or £3,500 at the standard rate (7%).
• Credits accumulate over time and can be redeemed at any point at the team member's discretion.
• Credit may be used to purchase furniture for personal or professional use.
• All furniture purchased using team credit benefits from the same 25% discount off Blue Label website prices that clients receive.
• This arrangement does not result in any additional cost to the client.
