At this time of year, we talk to lots of new people dipping their toes into the new market.
This New Year there’s a common theme – “I don’t want to go on the market as there’s nothing to buy – the cupboard is bare!”
And yes, if you were to look in the cupboard marked “Rightmove”, it would indeed seem to be bare – available stock for Jan is down 50% year on year.
But it ain’t what it seems.
The vacuous appearance of said cupboard is down to the fact that a lot of stock is selling off market, a lot is selling in the first week, and a lot is selling before it even gets to the market.
We have had the same amount of stock, and new instructions, as last year, but we have done twice as many deals.
The moral of Old Mother Hubbard’s Cupboard?
It is entirely possible to move house this year and to move house well, but you have to be in it to win it (ie on the market and under offer, or cash, or chain-free) and you have to be registered with a good agent that sells what you want to buy (that would be us then natch…)
