Rampton Baseley moved to the Heaver Estate conservation area in 2020 with the acquisition of the long-standing Heaver Estate Agency. This is the third office in our group, which already has well-established bases on Northcote Road and Bellevue Road.

About the Heaver Estate

The Heaver Estate is an exclusive conservation area situated on the edge of Balham, and parts of the estate overlook Tooting Common. Residents of the Heaver Estate conservation area have easy access to the excellent shops, bars, pubs and restaurants of both Balham and Tooting. Balham High Road and Tooting High Street have a vibrant mix of independent shops. And Tooting has a charming and award-winning indoor market with over one hundred stalls sell groceries, clothes, gifts, and international street food.

For day-to-day groceries, locals are spoilt for choice with Waitrose, Tesco, Sainbury’s and Lidl stores dotted throughout the district.

Parents have an excellent choice of primary and secondary schools. The closest primary schools to the Heaver Estate are St Anselms Primary School (rated outstanding by Ofsted) and Rutherford Primary School (rated good by Ofsted), but there are many other options close by.

There are several secondary schools near the Heaver Estate for older children. Including Ernest Bevin College (boys, aged 11-18), Burntwood School (girls, aged 11-18), Graveney School (mixed, aged 11-18 and rated outstanding) and La Retraite Roman Catholic Girls’ School (girls, aged 11-18 and rated outstanding).

The Heaver Estate is equidistant between Tooting Bec and Balham underground stations with direct links to the City, West End and north London. Balham station is also on the mainline with frequent trains into London Victoria.

Clapham Junction is a short bus ride away, offering direct access to Waterloo and Victoria as well as Southern Mainline and Brighton Mainline. And, of course, Gatwick Airport is just forty minutes away by train.

Tooting Bec Lido is an outdoor swimming pool open all year round and is the perfect place to relax and cool down in the summer months. Locals can enjoy a weekend stroll through Tooting Common, Wandsworth Common and Clapham Common, and the parks are also popular with runners and dog walkers.

For the active, there are several local tennis clubs, football teams, and plenty of gyms to choose from.
