Heaver Sales and Lettings Agents
Rampton Baseley moved to the Heaver Estate in 2020 with the acquisition of the long-standing Heaver Estate Agency. This is the third office in our group which already has well established bases on the Northcote Road and Bellevue Road. We are now proud to be the leading estate agent around the commons.
We handle both the sales and lettings across the whole of SW17 and our property ranges from one-bedroom flats through to large, family homes on the likes of Terrapin Road, Veronica Road and Streathbourne Road. We are also seeing an increase in interest in new homes, whether new developments or Victorian conversions.

About Heaver
The Heaver Estate was built between 1890-1910 in a Queen Anne style and today remains one of the most desirable places to live in south-west London. Situated between Balham and Tooting there is a wide variety of cafés and restaurants on the doorstep. And of course, Tooting Common – and Tooting Bec Lido – is only moments away.
- Megan’s on the Hill | 41-43 Bedford Hill, SW12 9EY | 020 3468 0216 | https://megans.co.uk/locations/megans-on-the-hill/
A small, independently owned dog-friendly spot with homely and welcoming service. The menu and interiors are loosely Mediterranean making you feel as though you have been transported somewhere much sunnier. Open for brunch, lunch, dinner and cocktails every day. A favourite for large groups and parties.
- Smoke and Salt | 115 Tooting High Street SW17 0SY | 07421 327556 | https://www.smokeandsalt.com/
Smoke and Salt love the simplicity of seasonal and local ingredients. Modern dining and ancient techniques such as curing and preserving are at the heart of the restaurant. These aspects motivate the team to bring in other global flavours, ingredients and cuisines. All of this helps to reflect the diversity and multiculturalism of south London.
- The Bedford | 77 Bedford Hill,SW12 9HD | 020 3976 8007 | https://thebedford.com/
This magnificent venue has recently undergone a multi-million pound refurbishment to create an unrivalled pub, club, restaurant, live music and entertainment venue. The restaurant focuses on using the best ingredients from the British Isles; the fish is responsibly sourced, and the vegan and vegetarian dishes could convince the staunchest of carnivores.
The area is known for its ‘Outstanding’ rated local primary schools including:
- St Anselm’s RC, https://www.stanselms.wandsworth.sch.uk/,
- Holy Ghost RC, https://www.holyghost.wandsworth.sch.uk/,
- Henry Cavendish, https://www.henrycavendish.co.uk/,
- La Retraite RC Girls’ https://www.laretraite.co.uk/.
Within the neighbourhood there are also a number of highly thought of independent schools including:
- Finton House School, https://www.fintonhouse.org.uk/,
- Eveline Day School, https://www.evelinedayschool.com/,
- Hornsby House School, https://www.hornsbyhouse.org.uk/.
The Heaver Estate is equidistant between Tooting Bec and Balham underground stations with direct links to the City, West End and north London beyond. It is also at the centre of a bus network that spans all points of the compass.
Clapham Junction is a short bus ride away offering direct access to Waterloo and Victoria as well as Southern Mainline and Brighton Mainline.
And of course, Gatwick Airport is just forty minutes away.
