Clapham Common Estate and Lettings agents
Rampton Baseley opened our doors in 2008 and since then we have handled the sales and lettings of beautiful properties across the whole of SW4 and SW12. Now operating out of three busy offices, we are proud to be the leading estate agency around the commons.
As such, we have helped with the sales and letting of the smallest one-bedroom flat right through to the largest, detached family home around Clapham Common. And we are seeing an increase in demand for new homes, whether a brand new development or a Victorian conversion.

About Clapham Common
Clapham is an affluent residential suburb centred around Clapham High Street which has modern Asian and European dining, gourmet burger and pizza spots as well as food stalls at the weekly Venn Street Market. Cocktail bars with street-facing patios, wood panelled pubs and lively nightclubs all contribute to a relaxed energy.
With both Clapham High Street and Clapham Common underground stations on the doorstep, the Northern Line provides easy access to the city and the West End and beyond. This is supplemented by an extensive bus network that takes you to all points of the compass.
And of course, Clapham Common is at its heart with its jogging paths, playgrounds, cafés and tennis courts.
- Trinity |4 The Polygon SW4 0JG | 020 7622 1199 | https://trinityrestaurant.co.uk/
A fine dining restaurant with a trinity of principles at its heart to make food that is seasonal, inspirational and delicious. But thanks to its neighbourhood status, it does all that without a hint of pretention. An SW4 institution, Trinity is as close to the best dining experience as you’ll find in Clapham, having recently earned a Michelin star.
- Sorella | 148 Clapham Manor Street SW4 6BX | 020 7720 4662 | https://www.sorellarestaurant.co.uk/
The cooking found on Italy’s Amalfi coast is the inspiration behind Sorella. Expect an ingredient-led menu, a great buzz, fair prices and enthusiastic service. All this sits nicely alongside a concise Italian wine list and a selection of seasonal appetisers.
- Tsunami |5-7 Voltaire Road, SW4 6DQ | 020 7978 1610 | http://tsunamiclapham.co.uk/food-menu/
Tsunami is Clapham’s most notable Japanese restaurant, the sushi and sashimi being as good as its possible to find from a Japanese restaurant in London. With its great selection of fresh, authentic and interesting Japanese fusion cuisine this high-grade local continues to wow. An off-West End restaurant with reasonable prices and top-quality food.
The area is known for its ‘Outstanding’ rated local primary schools including:
- Clapham Manor, https://claphammanor.lambeth.sch.uk/,
- St Mary’s RC, https://stmarys-clapham.org.uk/,
- Macauley CofE, https://www.macaulaycofeschool.co.uk/.
There are also a number of highly thought of independent schools including:
- Eaton House The Manor, https://www.eatonhouseschools.com/the-manor,
- Parkgate House, https://www.parkgate-school.co.uk/,
- Thomas’s Clapham, https://www.thomas-s.co.uk/thomass-clapham/.
The Northern Line serves the four stations that span Clapham (Clapham High Street, Clapham North, Clapham Common and Clapham South) providing easy access to the City, the West End and north London.
A network of bus routes takes you to all parts of the compass, including Clapham Junction and its links to Southern Mainline, Brighton Mainline and of course Gatwick Airport which is just 40 minutes away.
The 220 acres of parkland that Clapham Common provides are almost unrivalled in London.
The common has a range of sporting facilities including a running track, bowling green, cricket, football, rugby and Australian rules football pitches as well as a popular skateboard park. All of which are interspersed with woodland and three elegant ponds.
