About Balham

An attractive residential area, Balham has a friendly community feel with an excellent selection of family homes and a vibrant property market.

Balham grew rapidly after the arrival of the railway in 1856. The housing reflects this and mainly comprises terraced and semi-detached homes from the Victorian and Edwardian periods. One of the highlights of the Balham property scene is the distinctive 1930s block of Art Deco flats called Du Cane Court. There are also several new developments in Balham offering a mix of luxury apartment living and affordable new homes.

Balham is a popular place to rent in south west London. Families often rent in Balham before buying in the area. Young professionals love the flats near the station, and young sharers seek out larger flats and houses.

Balham is a lively and vibrant area with plenty of places to eat, drink and shop. The shops and restaurants are centred on Balham High Road, which is lined with cafés, bars, restaurants and independent shops.

There are also two big supermarkets, Sainsbury’s and Waitrose, each with large car parks. The nightlife is lively and based around both contemporary bars and old school pubs. A Saturday farmers’ market is held on the grounds of Henry Cavendish Primary School, selling local, seasonal produce & baked goods. The Post Market is a street-food market on Balham High Road with various vendors from around the globe.

Balham has numerous state and private schools close by, and housing close to the popular schools is highly sought-after. State primary schools judged to be outstanding by Ofsted include Henry Cavendish Primary School on Hydethorpe Road, Telferscot Primary School on Telferscot Road and Holy Ghost Catholic Primary School on Nightingale Square. Local secondary schools are La Retraite Roman Catholic Girls’ School (girls aged 11-18) and Chestnut Grove School (boys and girls aged 11-18).

Many Balham parents choose to educate their children privately, and there is lots of choice of primary and preparatory independent schools. The private secondary school in the area is Emanuel School on Battersea Rise, which is co-educational and takes children aged 10 to 18.

Balham has excellent transport links that make it easy to access the rest of London and beyond.

Balham station has both National Rail services and Northern Line tube services. National Rail services are run by Southern railway, providing a frequent service to London Victoria and trains towards Croyden and Watford. Northern Line services provide direct lines to the city, West End and north London. Balham is also at the centre of a bus network with buses into central London and the surrounding neighbourhoods.

If you fancy going further afield, trains to Gatwick Airport take around 40 minutes via Clapham Junction. Balham is on the A24 which joins the M25 London Orbital at junction 9.

Wherever you live in Balham, you are never far from a common. Clapham Common, Wandsworth Common and Tooting Common are all nearby and popular with families, dog walkers and joggers.

The Bedford on Bedford Hill is an iconic bar, restaurant, live comedy and music venue which has hosted the likes of Ed Sheeran, Sam Smith, Eddie Izzard and Michael McIntyre.

Tooting Bec Lido, Europe’s largest open-air pool, is close to Balham and is a wonderful place to visit on a hot summer’s day.
