Living in Balham

About Balham

Balham, a thriving residential area in south-west London, is known for its welcoming community, an appealing selection of homes, and a lively property market. It's a popular destination for both buyers and renters alike, offering a mix of housing styles and amenities.

The area’s growth can be traced back to the arrival of the railway in 1856, which spurred development. Many homes here reflect Victorian and Edwardian architecture, with charming terraced and semi-detached houses adding to the area's character. One of Balham’s standout properties is Du Cane Court, a 1930s Art Deco block of flats that remains highly sought after. In recent years, new developments have introduced a blend of luxury apartments and more affordable housing, attracting a diverse group of residents.

Balham is particularly favoured by families and young professionals. Families often start by renting before transitioning to homeownership, while young professionals are drawn to the modern flats near the station, benefiting from excellent transport links. Additionally, larger flats and houses attract young sharers who enjoy the balance of space and proximity to the city.

With its mix of historic charm, modern developments, and vibrant community spirit, Balham continues to grow in popularity.

Shops & Restaurants

Balham is a lively and vibrant area with plenty of places to eat, drink and shop. The shops and restaurants are centred on Balham High Road, which is lined with cafés, bars, restaurants and independent shops.

There are also two big supermarkets, Sainsbury’s and Waitrose, each with large car parks. The nightlife is lively and based around both contemporary bars and old school pubs. A Saturday farmers’ market is held on the grounds of Henry Cavendish Primary School, selling local, seasonal produce & baked goods. The Post Market is a street-food market on Balham High Road with various vendors from around the globe.

Local Schools

Balham offers a great selection of both state and private schools, making it a popular area for families. Homes near the top-rated schools are highly sought after. Among the state primary schools rated ‘Outstanding’ by Ofsted are Henry Cavendish Primary on Hydethorpe Road, Telferscot Primary on Telferscot Road, and Holy Ghost Catholic Primary on Nightingale Square. For secondary education, local options include La Retraite Roman Catholic Girls’ School and Chestnut Grove School, which caters to both boys and girls.

For those opting for private education, Balham has a range of independent prep schools. Emanuel School on Battersea Rise is a leading private secondary school in the area, offering co-educational teaching for students aged 10 to 18.

For more information, take a look at the government website’s page on schools in Balham.

Transport Links

Balham boasts excellent transport links, making it easy to travel across London and beyond.

Balham station offers both National Rail and Northern Line services. Southern Railway operates the National Rail, providing regular trains to London Victoria, as well as routes towards Croydon and Watford. The Northern Line gives direct access to the City, West End, and north London, making commuting straightforward. In addition, Balham is well-connected by bus, with routes into central London and neighbouring areas.

For trips further afield, trains to Gatwick Airport take around 40 minutes via Clapham Junction. The area also benefits from proximity to the A24, which connects to the M25 at junction 9.

Things To Do

Balham offers plenty of activities, and no matter where you are, you’re always close to one of the area's beautiful commons. Clapham Common, Wandsworth Common, and Tooting Common are all nearby, providing popular spots for families, dog walkers, and joggers to enjoy the outdoors.

For entertainment, The Bedford on Bedford Hill is a must-visit. This iconic bar, restaurant, and live venue has hosted performances by big names like Ed Sheeran, Sam Smith, Eddie Izzard, and Michael McIntyre, making it a local cultural hub.

Just a short distance away is Tooting Bec Lido, Europe’s largest open-air swimming pool. It’s the perfect spot to cool off and relax on a sunny summer’s day.
